Everything you need to know about your stay


Arrival and Departure: On the day of arrival your room is available from 2 p.m. onwards. On the day of departure we kindly ask you to vacate your room by 11 a.m.


Deposit: For guaranteed bookings we require a deposit of € 250,-- per room into the following acccount: account number 0200-207066, bank code 20510 (Sparkasse Schwaz, Fügen),  (IBAN: AT31 2051 0002 0020 7066, BIC: SPSC AT 22). In case you make the deposit shortly before your arrival we ask you to bring a payment document. This is because transmission can take up to one week.

Beauty and Spa: If you have changed your mind about a booked treatment we ask you to inform us at least a day before the appointment. Please understand that we have to charge the full price of the treatment in case you do not keep the appointment or do not cancel a day before.


Family Discount: For every child up to the age of three there is a discount of 80%. Children from four to seven receive a discount of 60%; from eight to fourteen 40% and from fifteen upwards 20%.


Double Room for Single Use: we charge extra € 20,00 per person and night for the single use of a double appartement


Cot: free upon reservation


Glutenfree Diet: we offer glutenfree diet for a € 50,00 supplement per week


Legal Venue: District Court in Zell am Ziller


Dogs: We ask you for your understanding that we can only offer you a room in category "Doubleroom Comfort" and "Family Studios" if you bring your dog. Therefore it is necessary that you inform us in advance. We charge € 15,-- per day (without food) for our four-legged guests (for small dogs we charge € 8,-- per day). With regard to our other guests we can not allow dogs in the dining-hall, the beauty- and spa-area as well as on the sunbathing area. If necessary, we reserve the right to charge you for extra final cleaning.


Nonsmoker – Smoker: All our rooms are non-smoking - so is the dining area. You may smoke on the balconies or in our smoking lounge in the hall.


Discount: Discounts cannot be added. We will give you the cheapest discount. 


Reduction for Bed and Breakfast only: € 8,-- per person and night


Saunas: Saunas operate according to notices on the bulletin board. Our services are individual or daily performances.


Terms of Cancellation: We only accept cancellations in written form. The general terms & conditionsare based on the Austrian General Terms and Conditions for the Hotel Industry (November 15th, 2006) . In case of a cancellation of a reservation the hotel is authorised to charge a cancellation fee dependent on the time of cancellation. We use your deposit as a handling fee until 3 months prior to arrival. we charge 40% of the booked arrangement until 1 month prior to arrival, 70% until 1 week prior and 90% within 1 week prior to arrival. The hotel is authorised to charge the cancellation fee to the stated credit card.


Travel Insurance: We recommend to make a travel insurance claim. This covers all costs in case of accident, illness or death of the insured, his/her children, siblings, parents or grandparents. The insurance premium comes to 5% of the booked arrangement. See European Travel Insurance for further information.


"Gourmet Three-Quater Board": You may indulge in our "Gourmet Three-Quater Board" from 12 p.m. on your day of arrival and start your holiday with a tasty lunch from the buffet. The last meal included in the "Gourmet Three-Quater Board" is breakfast on the day of your departure.


Payment: You may settle your bill in cash or with MAESTRO-card. We also accept Visa and Master Card.

Alterations made to the price list will void all previous information. Alterations, mistakes and printing errors as well as changes in programme are strictly subjects to change without notice. The provisions of the Austrian hotel terms are valid.
